The Central Pacific region is home to Costa Rica's #1 visited beach town Jaco, and #1 Nat'l Park-Manuel Antonio and thanks to modern highways can be reached in as little as 80 minutes from the various population centers of San Jose including Costa Rica's main Int'l Airport SJO.
This former surfers' hangout is now a treasure island of diverse communities, each offering a unique blend of natural beach beauty for families, singles, surfers to active retirees, and the towns offer their own unique vibes & eco activities from over-priced souvenir stores to others offering a discount on that handmade item you just gotta buy. You'll see gyms of all types and spas that promise to make you look 20 years younger; even medical/dental clinics promising a savings of up to 70% off prices in the U.S. You'll be offered hundreds of restaurant options, with prices that range from $6 for “casados” to $26 per person for jumbo shrimp or fine steaks. Hospitality options also range from inexpensive Hostels to beachfront mansions at all price levels.
Jaco Beach, the central hub, and its surrounding communities, has an advantage over other beach towns, not only because of the shorter distance, but because it's the center of the Canton (or County seat) ours is Garabito. This means that almost all public services are conveniently offered here, from the Municipality for all types of business permits, to the AyA water company, to ICE the electric & phone company; to Liberty the cable & internet provider, to all the various police services from traffic control, Tourist police, to the Fuerza Publica, to the O.I.J. (CR's FBI).
20 Years ago, the Jaco Chamber of Commerce made a strong effort to become more family oriented, beginning with the cleanup of our Central Park Johann Dankers, and now its home to concerts, art & craft fairs and mechanical rides quite unlike Disneyland. Jaco is also the only beach town with an A/C movie theatre. Lately you'll see more condo towers as Jaco's beachfront has become more popular, note: “Jaco Beach again is one of the Leading Beach Destinations for international travelers, as noted at the 22nd anniversary of the World Travel Awards in 2023.
Now, with rental income as an added incentive, little Costa Rica has the attention of world travelers & smart investors.
The diversity of communities starts 15 minutes north of Jaco, to the ever-growing Playa Herradura with its 5 residential communities with new homes at all price levels, including the exclusive 1100 acres of the famous Los Sueños Marriott Marina & Golf Resort. From fine dining options next to the beautiful Marina, highly rated golf course, to ocean view luxury homes and oversized condos at all prices, rental income here is alive & well too. There's the awesome family eco activities of the Los Suenos Adventure Park that's nearby, and close to most foodies favorite Grocery, AutoMercado, where you can find a Starbucks & fast food heaven (for both locals & tourists) like Burger King, KFC, Subway, Pizza Hut, a bank, souvenirs, Optical service, pharmacies that sell what you need-(not a box of 100 without a prescription), bilingual book store, a law office, even boating & deep sea fishing supplies as the calm waters and soft sand of Playa Herradura's bay, is less than 10 minutes away. Heading south of Jaco is the world-famous Playa Hermosa, thanks to the 2009 Billabong surf contest AND the June 2022 announcement that Playa Hermosa de Jaco/Garabito, Costa Rica was selected as the first World Surfing Reserve in Central America! This has increased the real estate market to new levels of interest in Playa Hermosa, (plus it's another fully titled beach like Jaco and Blue Flag eco winner). Homes of all types are available here from beachfront acre lots (ask me) to fantastic mountain ocean view palaces, as the legendary sunsets plus the peace & quiet of Hermosa has sparked a housing boom! Lots to do here too from surfing or swimming lessons, to taking your kids on turtle tours or to participate in baby turtle races! Dining as the high tide comes in at our favorite restaurant (Vida Hermosa) at sunset time is a super experience and surf contests are almost a weekly event.
Going further south 16 minutes is Esterillos Oeste & Este, with their popular beaches protected by the Mermaid statue, nice communities with price points for housing at all levels. And a few minutes later is another Blue flag winner, Playa Bejuco, with more oceanside homes offered at reasonable prices and 5 minutes away is the Esterillos Town Center with great dining options, and cool stores!
Less than an hour from there is Costa Rica's #1 National Park Manuel Antonio, with their new Quepos marina, and lots of info is available regarding tours and what they offer regarding lovely ocean view homes, since they have very few beachfront homes available here. To get there, you do have to pass thru the very Costa Rican “typico” town of Parrita, that also has seen growth of late. Very laid back and it's a visit to old Costa Rica.
Jaco Beach area too exciting?
Costa Rica's Central Pacific region is not just a beach haven surrounded by varying shades of green mountain backdrops, it's a buffet of real estate opportunities. One advantage with the Jaco area, is that it holds over 15,000 residents, but can grow to double during special events and holidays, so we get great entertainment every now and then from other parts of Costa Rica. Since we are only an hour plus away from San Jose distributors, one great advantage of living in Costa Rica's Central Pacific, is that we get many more varieties of items delivered weekly compared to other places 5 hours away that receive items monthly!
Jaco's real estate market is a reflection of the diverse landscapes it connects. From opulent beachfront properties offering a taste of luxurious living to condominium communities catering to communal and low-maintenance lifestyles, Jaco accommodates a wide range of preferences. Its popularity among short or long term tourists has turned it into a lucrative investment, offering very cool options now for “Digital Nomads” for vacation rentals and long-term appreciation.
But remember, if Jaco offers too much, just chill out on the almost private beaches of Playa Hermosa. The place that is a family favorite, as they book their next year's vacation even before they leave this years' stay.
